Process

Designing a home is a significant investment of time, trust, and resources. Our role is to make the process feel thoughtful, organized, and enjoyable while ensuring every decision contributes to a cohesive final result. 

 

While every project is unique, our process generally follows the phases below. From initial concept to final styling, a typical full-home project can involve hundreds of decisions and coordination between dozens of vendors, trades, consultants, and suppliers. Our process is designed to manage that complexity on your behalf.

Our role is to think several steps ahead, anticipating challenges before they arise and guiding the project from initial concept through final styling.

Our process is designed for clients undertaking renovations, new builds, large-scale furnishing projects, and multi-room transformations.

Whether you're renovating a primary residence, vacation property or investment home, our role is to guide the project from initial vision through final installation with a high level of organization, communication, and attention to detail.

While many of our clients engage us for comprehensive design services, others simply require expert guidance through a consultation. Every project begins with understanding your unique needs and determining the level of support that makes the most sense for you.

01. DISCOVERY & CONSULTATION

During our initial consultation, we take the time to understand your home, your lifestyle, your priorities, and your long-term goals. We discuss how you live today, what isn't working, and what opportunities exist within the space.

This stage allows us to uncover the information that will guide every decision moving forward, from how you entertain, to how your family functions, to the atmosphere you want your home to evoke.

Typical discussion topics include:

  • Lifestyle and daily routines

  • Family needs and future plans

  • Aesthetic preferences

  • Budget expectations

  • Project goals and priorities

  • Desired level of involvement throughout the process

04. SPACE PLANNING & FLOOR PLANS

Using everything we've learned about your family and lifestyle, we carefully study how you move through the space and how each room should perform.

This phase focuses on:

  • Circulation and flow

  • Furniture placement

  • Storage opportunities

  • Room relationships

  • Functional improvements

  • Future flexibility

Where appropriate, multiple options may be explored before refining the preferred direction.

Collaboration with the Project Architect may be required during this phase to ensure alignment between design intent and architectural requirements.

 

MILESTONE REVIEW

At this stage, we meet to review and approve the project's foundational elements:

07. MATERIAL & FINISH SPECIFICATIONS

This phase focuses on selecting every permanent finish and material throughout the home. We carefully curate materials that are timeless, durable, and appropriate for the way you live.

Physical samples are presented where appropriate, allowing you to see and experience materials before final decisions are made.

Depending on project scope, specifications may include:

  • Flooring

  • Tile and stone

  • Countertops

  • Plumbing fixtures

  • Appliances

  • Paint and wall finishes

  • Doors and hardware

  • Trim details

  • Millwork finishes

  • Fireplaces

  • Stair railings

  • Lighting fixtures

  • Windows and exterior materials

  • Mechanical considerations affecting design

Every selection is evaluated for aesthetics, longevity, maintenance requirements, functionality, and how it contributes to the overall vision of the home.

MILESTONE REVIEW

At this stage, we present the completed design package for review and approval.

 

By this point, clients can clearly visualize the overall design direction and understand how the permanent finishes and architectural elements work together.

10. PROCUREMENT & PURCHASING

Prior to and throughout construction, our team coordinates the procurement of approved materials, fixtures, furnishings, and accessories.

Because many products have varying lead times, purchasing often begins well before installation is required to help keep the project on schedule.

Depending on project scope, procurement may include:

  • Plumbing fixtures

  • Decorative lighting

  • Appliances

  • Tile and stone

  • Flooring materials

  • Hardware

  • Furnishings

  • Window treatments

  • Decorative accessories

Our team manages the countless details involved in ordering, tracking, coordinating deliveries, resolving issues, and ensuring products arrive when needed.

02. PROPOSAL & PROJECT PLANNING

Following our consultation, we prepare a tailored proposal based on your specific project requirements.

This document outlines:

  • Scope of work

  • Deliverables

  • Project timeline

  • Fixed design fees

  • Anticipated consultant requirements (architects, engineers, landscape designers, etc.)

Once approved, your project is secured within our design calendar and the journey officially begins.

05. DETAILED DESIGN & MILLWORK DEVELOPMENT

This is where the design begins to come to life.

Our team develops detailed drawings and elevations that communicate the design intent for custom elements throughout the home.

These drawings define:

  • Cabinetry and millwork

  • Built-in storage solutions

  • Material applications

  • Hardware selections

  • Integrated lighting

  • Functional requirements

  • Key dimensions

These documents become the foundation for contractor and millwork pricing and ensure the design is executed as intended.

Once shop drawings are produced by the millworker, LN Studio reviews them to confirm alignment with the approved design intent and provides recommendations where required.

08. FURNISHINGS & STYLING DESIGN

Once the architectural design is established, we layer in furnishings and decorative elements that bring warmth, personality, and function to the home.

This phase may include:

  • Sofas and lounge seating

  • Dining furniture

  • Beds and bedroom furnishings

  • Storage pieces

  • Area rugs

  • Window treatments

  • Decorative lighting

  • Artwork

  • Large-scale accessories

Where appropriate, multiple options may be presented to ensure selections align with both the design vision and your lifestyle needs.

Smaller styling accessories are typically represented through reference imagery and budget allowances, with final selections often occurring closer to installation.

 

MILESTONE REVIEW

At this stage, we present the completed furnishings package for review and approval.

This meeting allows us to confirm furniture selections, layouts, decorative lighting, window treatments, artwork direction, and key styling elements before purchasing begins.​

11. CONSTRUCTION OVERSIGHT

Design is only as successful as its execution. During construction, we remain involved through scheduled site visits and coordination with the construction team.

Depending on project scope, key milestones may include:

  • Post-demolition

  • Framing

  • Electrical rough-in

  • Drywall completion

  • Millwork installation

  • Tile installation

  • Lighting installation

  • Final deficiencies

  • Furnishing installation

LN Studio also provides design clarification as needed throughout construction to support the build process. This includes responding to design-related questions from contractors, trades, consultants, and suppliers to ensure continuity with the overall design intent.

To maintain alignment across all project partners, LN Studio manages a live specification document throughout the project. This document is shared with clients, contractors, consultants, and trades and is updated on an ongoing basis to reflect revisions, substitutions, approvals, and refinements to materials, fixtures, and finishes.

By maintaining a single, up-to-date source of information, all parties are able to work from the most current project specifications at all times.

The number of site visits included varies by project and is outlined within each proposal. Additional site visits or construction administration services beyond those included in the agreed scope are billed hourly.

03. DESIGN DIRECTION & CONCEPT DEVELOPMENT

Before selecting a single tile, faucet, or piece of furniture, we establish the overarching vision for the home.

This phase is dedicated to research, exploration, and creative development. Through imagery, materials, references, and descriptive language, we define a design concept that will guide every decision moving forward.

The result is:

  • One overarching project concept

  • Individual room mood boards

  • A clear design direction

  • A cohesive vision that connects the entire home

This foundation helps eliminate decision fatigue later and ensures the finished home feels intentional rather than assembled piece by piece.

06. LIGHTING & ELECTRICAL PLANNING

Lighting is one of the most transformative elements in a home and is often overlooked until it's too late.

Once architectural and mechanical requirements have been established, we develop comprehensive lighting and electrical plans that consider both functionality and atmosphere.

This phase typically includes:

  • Decorative lighting locations

  • Recessed lighting layouts

  • Switch planning

  • Integrated millwork lighting

  • Specialty outlets

  • Ceiling design considerations

09. BUILDER PRICING & CONSTRUCTION PREPARATION

With the design complete, we obtain pricing from trusted builders and trades or collaborate with your preferred contractor.

Once a construction partner is selected, we conduct a comprehensive design review meeting to ensure everyone is aligned before construction begins.

This step helps reduce misunderstandings, streamline communication, and protect the integrity of the design.

12. INSTALLATION, STYLING & REVEAL 

The final layer of every project.​ Once construction and furnishing installation are complete, our team returns to style the home and prepare it for move-in.

Artwork is hung, accessories are placed, furniture is arranged, and every final detail is considered.

To walk into a home that feels complete, cohesive, and ready to be lived in from day one.
